A search with the County Council to determine
whether any of the property you are purchasing is actually common land
and is therefore subject to use by others. It will also show whether the
property has rights of grazing over any pieces of common land in the area.
If it is so registered, the search result will also show whether the land
is subject to rights of common, claimed ownership registration and registration
under the Land Registration Acts.
Similar again to Coal Mining Search but only appropriate
for properties in Cheshire or Greater Manchester
A brine search is necessary for anyone who is looking to purchase a property
in an area affected by previous or current brine extraction (including parts
of Cheshire), to carry out a search to discover whether the property is
likely to be affected by subsidence.
Compensation for which may be available under the Cheshire Brine Pumping
(Compensation for Subsidence) Act 1952 as amended. Areas where a search

The FSA Register is a public record of financial services firms, individuals
and other bodies which fall under its regulatory jurisdiction as defined
in the Financial Services & Markets Act 2000 (FSMA). This Act came
into force on 1st December 2001.
Commonly Trusts are registered as an Industrial and Provident Society
with the Financial Services Authority (FSA). As such all its actions and
conduct will be regulated by the provisions of the Industrial and Provident
Societies Acts, 1965 - 1978.
Housing Associations are also registered with the FSA and the Search is
carried out manually at the premises of the FSA.
In certain areas, it is also necessary to carry
out a coal mining search. This search tells us whether or not, for example,
further coal mining is expected near the property, and whether there is
a record of coal mining activity in the area.
Coal mining may affect a property due to subsidence,
although under the 1991 Coal Mining Subsidence Act, owners of property
damaged by coal mining may be entitled to remedies including repair or
depreciation compensation payments. A house may have been built over or
near to old coal mineshafts and opencast mining can have an environmental
impact.
